Vertical Consultants was engaged by SecureCare Self-Storage to review and provide counsel regarding its current cell tower and roof-top leases associated with its properties. Upon review of the lease and the tower site, it was determined the client had opportunities to re enter the lease and immediately increase rents being received for the use of their property where SecureCare Self Storage is currently leasing ground space for cell tower facilities serving the nation’s largest wireless carriers. After achieving re-entry into the existing cell tower lease, Vertical Consultants negotiated a 65% immediate increase in rent for the Atlanta area site.
In addition to this, Vertical Consultants negotiated a modification of the lease that would allow SecureCare Self Storage to begin immediately receiving a share in revenue derived from the site by the tenant going forward. These revised lease terms will result in the client being able to obtain true value from the cell tower tenant’s use of the property now and in the future.
